But consider that agents don't always get paid. In a down market one out of
five listings may pan out. The average commission may be closer to one
percent than five percent. How many of us are willing to get paid only on
one out of five projects?

Also note that the realtor's fees are relative to the total sales price,
not just the construction cost.  Total sales price can be twice or more
of the construction costs.
