Area separation walls (2 hour fire restitive rating) are special fire walls in the UBC.  The structure must be designed to remain standing on the non-fire side, should one side of the fire wall fail completely due to fire. 
If beams or other structural members are continuous across an area separation wall, and there is a severe fire on one side causing failure, then the portion of the member on the other side of the wall will not be able to stand.  This condition is what the area separation wall is intended to prevent.
