Start off with getting a soil report. My experience is that the foundation may cost as much as the house.

This is in the SF bay area (Berkeley) with a total habitable area of about 2,400 sq. ft. with a wrap-around deck of about 1,000 sq. ft. This is a park clubhouse, and not a residence, if that would make any difference.
