David,

Hillside construction can be complex and costly.Without a conceptual design to determine the conceptual costs, you will be shooting from the hip.The main items of work that add costs to hillside construction versus flat lot are foundations, grading, and whether the lot is upslope or down slope to determine transportaion of material costs. Also, the depth of bedrock is crucial. If you have a quantity estimate I can help you with unit costs.

Can anyone help me out with some general (overall) construction costs for wood frame structures on a hillside.  A client is asking for an "order of magnitude" cost estimate for an existing 1+ story wood building to (1) raze and rebuild, or (2) rehab.  

This is in the SF bay area (Berkeley) with a total habitable area of about 2,400 sq. ft. with a wrap-around deck of about 1,000 sq. ft.  This is a park clubhouse, and not a residence, if that would make any difference.
